THE PROPERTY

Is the entire property available exclusively to our group?

Yes, always. Apache Oaks is rented exclusively to one group at a time. No shared spaces with strangers, no other groups on the property simultaneously. The entire 25 acres is yours for the duration of your stay.

How many guests can Apache Oaks accommodate?

The property sleeps up to 19 guests indoors across Cochise Hideout and Lozen Bunk House. Your rate includes 8 guests, and guests 9 through 19 are $40 per guest per night.

Beyond 19, additional guests are $40 per guest, one time for the whole stay, whether they’re camping, parking an RV, or joining you for the day. These need approval in advance and must be listed on your booking.

Have a larger group? Ask about adding the 3 bedroom, 2 bathroom Oak House, which sleeps up to 6.

What if our group changes after we book?

Let us know at least 48 hours before check-in and we'll send an invoice for the difference. There's no penalty for telling us ahead of time.

Guests found on the property who were never disclosed are charged $75 per guest per night, and that amount may come out of the security deposit. Rates aren't reduced if fewer guests come than you booked.

What buildings are included in the rental?

Your rental includes the 6-bedroom Cochise Hideout, Lozen Bunk House, Sonoita Bath House, Coronado Commons commercial kitchen, dining hall and lounge, the Gadsden Art Barn screened pavilion, the covered gazebo, all outdoor patios and lounge areas, the fire pit, tree platforms, and the full 25 acres of property including the one-mile walking loop and direct national forest access.

The Oak House is our property host’s quarters and is not part of the rental. Ask us about adding it if your group needs the extra space.

Can we choose our own vendors?
Yes. Apache Oaks is an open vendor property, which means you have the flexibility to bring in the professionals that are right for your gathering. Caterers, photographers, florists, officiants, and beyond. Your gathering, your team.

Can we bring our own caterer?
Absolutely. Bring your own catering team or self-cater using our fully equipped commercial kitchen. This allows the food and service style to match exactly what you and your group are looking for. Local vendor resources and a preferred vendor list are available upon request.

Can we have a wedding or a celebration here?

Yes, with prior written approval. Weddings, receptions and celebrations are arranged before you book and are priced separately from your stay, at $1,500. Your booking rate covers your overnight group. Guests joining you for the day are added on top of that.

Is there WiFi on the property?
Yes, though we gently encourage you to use it sparingly. You came all the way out here for a reason. There is no cellular service, so calls go through wifi calling on your phone.

Are pets welcome?
Pets are welcome with a one-time fee of $50 per pet. Please keep them off the furniture and don't leave them unconfined in the buildings. With 25 acres to roam they'll be happy. Just be mindful of local wildlife and keep them leashed when wandering the land.

Guest Responsibilities
We ask that you leave the property the way you found it. Dishes washed, trash bagged and tied, shared spaces tidied before you go. Leave it like you'd leave a good friend's home. The next gathering is counting on you.

A Note on Water

Apache Oaks runs on a well, which is part of what makes this property possible and part of what we ask our guests to be mindful of. We're not asking anyone to skip showers. Quick showers, turning off the tap, and being mindful with dishwashing go a long way. The land thanks you 🙏.

ACCOMMODATIONS

What are the sleeping arrangements in the Oak House?

The Oak House is our property host’s quarters and is not part of the standard rental. For larger groups, ask us about adding it to your dates.

It is a fully equipped 3-bedroom, 2-bath house with its own kitchen, sleeping up to 6 guests. The primary suite has a queen bed with an ensuite full bathroom. Bedroom 2 has a queen bed. Bedroom 3 has a king bed convertible to split twins. Bedrooms 2 and 3 share a full hallway bathroom. Brand new stainless steel appliances, a fireplace, and a large front deck make it a comfortable and private space within the property.

What are the sleeping arrangements in the Cochise Hideout?
Cochise Hideout has 6 bedrooms. One queen bedroom, and five with convertible beds that configure as a king or split into two twins, so it works for couples, friends, families or any mix. Two of the split king rooms also have a bunk or trundle. Let us know your preference at booking and we'll set the beds up the way you need them.

What about the Lozen Bunk House?
A cozy standalone space with a bunk bed, a twin bed and a sitting area. Perfect for kids, overflow guests, or anyone who appreciates their own tucked-away corner of the property.

What can we expect from the bedding and linens?
Every detail at Apache Oaks has been thoughtfully considered, right down to the sheets. You'll find clean, comfortable cotton and cotton blend linens throughout the property. Fair warning, they may have a wrinkle or two. The Sky Islands climate can be beautifully dry, and microfiber sheets in dry conditions are basically a static electricity generator. We opted for cotton because we like our guests relaxed, not shocked. Literally.

Where are the bathrooms and showers?
There are three bathrooms. The Sonoita Bath House is beautifully remodeled with separate men’s and women’s sides, each with two showers, two toilets, three sinks and a changing area. Cochise Hideout also has a half bathroom. This is a camp-style property and the shared bath house is part of the experience. Our guests are the kind of people who don’t mind walking outside to shower. If you add the Oak House, it has two full bathrooms of its own.

Is there heating and air conditioning?
Yes. All new heating and cooling units in Cochise Hideout, Lozen Bunk House and Coronado Commons, and in the Oak House if you add it. The Sonoita Bath House has portable heating and no cooling. The Gadsden Art Barn is an open screened pavilion, so it is not heated or cooled.

ARRIVAL & DEPARTURE

What are your check-in and check-out times?

Check-in is 3pm and checkout is 11am. If nothing is booked around your dates, arrive early or leave late at no extra charge. Ask when you book and we'll confirm it right away.

How do we get to the property?
Apache Oaks is a remote property. The last 4-7 miles (depending on your route) to the property is unpaved dirt road. Manageable and absolutely worth it, but we recommend arriving in a vehicle with decent ground clearance. The final stretch passes four neighboring properties, so please drive 5 mph to keep the noise and dust down. Our neighbors (and their dogs) will thank you. Detailed driving directions and a property map are provided when your booking is confirmed.

Is there parking on site?
Yes, ample parking on the property for all guests and vehicles.
