THE PROPERTY

Is the entire property available exclusively to our group?
Yes — always. Apache Oaks is rented exclusively to one group at a time. No shared spaces with strangers, no other groups on the property simultaneously. The entire 25 acres is yours for the duration of your stay.

How many guests can Apache Oaks accommodate?
The property comfortably sleeps up to 25 guests across multiple buildings. Additional guests are welcome via tent camping or RV parking for an additional fee. Expecting a larger group? Reach out and we'll work with you. Need fewer sleeping spaces? Contact us to discuss a custom rate.

What buildings are included in the rental?
Your rental includes the Main House, the 6-bedroom Lodge, the Bunk Room, the Dining Hall & Commercial Kitchen, the Screened Pavilion, the Covered Gazebo, all outdoor patios and lounge areas, the fire pit, tree platforms, and the full 25 acres of property including the one-mile walking loop and direct national forest access.

Can we choose our own vendors?
Yes. Apache Oaks is an open vendor property, which means you have the flexibility to bring in the professionals that are right for your gathering — from caterers and photographers to florists, officiants, and beyond. Your gathering, your team.

Can we bring our own caterer?
Absolutely. You are welcome to bring your own catering team or self-cater using our fully equipped commercial kitchen. This allows the food and service style to match exactly what you and your group are looking for. Local vendor resources and a preferred vendor list are available upon request.

Is there WiFi on the property?
Yes there is WiFi available on the property. That said — we gently encourage you to use it sparingly. You came all the way out here for a reason. Note: there is no cellular service, calling is available via wifi-calling capabilities on your phone.

Are pets welcome?
Pets are welcome with a one-time fee of $50 per pet. Please keep them off the furniture and don't leave them unconfined in the buildings. With 25 acres to roam they'll be happy — just be mindful of local wildlife and keep them leashed when wandering the land.

Guest Responsibilities
Apache Oaks is a full-service property, not a full-service staff. We ask that all guests leave the property the way they found it — dishes washed, trash bagged and tied, and shared spaces tidied before departure. Leave it like you'd leave a good friend's home.

A Note on Water
Apache Oaks runs on a well — which is part of what makes this property possible, and part of what we ask our guests to be mindful of. We're not asking anyone to skip showers (we promise, the bathhouse is wonderful) — just to be thoughtful. Quick showers, turning off the tap when you're not using it, and being mindful with dishwashing go a long way. Use what you need, not what you don't. The land thanks you 🙏.

Apache Oaks has been thoughtfully and lovingly brought back to life — every detail reimagined with intention, care, and deep respect for the history and spirit of this place. We pour everything into making it special, and we ask that our guests arrive with that same spirit.

We welcome groups who come here to enjoy, explore, and connect — people who appreciate a special place and treat it with the care it deserves. If you're looking for a place to trash, disrespect, or treat carelessly — Apache Oaks is not your place. We'll kindly ask you to look elsewhere. But if you're the kind of people who show up, soak it all in, and leave with nothing but good memories — you're exactly who we had in mind.

ACCOMMODATIONS

What are the sleeping arrangements in the Main House?
The Main House is a fully equipped 3-bedroom, 2-bath house with its own kitchen, sleeping up to 6 guests. The primary suite has a queen bed with an ensuite full bathroom. Bedroom 2 has a queen bed. Bedroom 3 has a king bed convertible to split twins. Both bedrooms 2 and 3, share a full hallway bathroom. Brand new stainless steel appliances, a fireplace, and a large front deck make it a comfortable and private space within the property.

What are the sleeping arrangements in the Lodge?
The Lodge has 6 bedrooms. One queen bedroom. Five bedrooms feature convertible beds that can be configured as a king or split into two twins — making it easy to accommodate couples, friends, families, or any mix of guests. Two of the split king rooms also have a bunk or trundle. Just let us know your preference at booking and we'll make sure the beds are configured the way you need them.

What about the Bunk Room?
The Bunk Room is a cozy standalone space with a bunk bed, a twin bed, and a sitting area — perfect for kids, overflow guests, or anyone who appreciates their own tucked-away corner of the property.

What can we expect from the bedding and linens?
Every detail at Apache Oaks has been thoughtfully considered — right down to the sheets. You'll find clean, comfortable cotton and cotton blend linens throughout the property. Fair warning — they may have a wrinkle or two. The Sky Islands climate can be beautifully dry, and microfiber sheets in dry conditions are basically a static electricity generator. We opted for cotton because we like our guests relaxed, not shocked — literally.

Where are the bathrooms and showers?
Apache Oaks has a beautifully remodeled shared bathhouse with separate men's and women's sides — each with showers, sinks, toilets, and changing areas. The Lodge also has a half bathroom for quick convenience. The Main House has two full bathrooms. This is a camp-style property and the shared bathhouse is part of the experience — our guests are the kind of people who don't mind walking outside to shower.

Is there heating and air conditioning?
Yes! All new heating and cooling units throughout the property.

ARRIVAL & DEPARTURE

What are your check-in and check-out times?
Apache Oaks offers flexible arrival and departure — no rigid schedules, no rushing. Come early to settle in, stay late to soak up every last moment. We'll coordinate the specifics with you leading up to your stay to make sure everything is ready when you arrive.

How do we get to the property?
Apache Oaks is a remote property. The last 4-7 miles (depending on your route) to the property is unpaved dirt road — manageable and absolutely worth it, but we recommend arriving in a vehicle with decent ground clearance. The final stretch passes by four neighboring properties, so please drive slow — 5 mph — to keep the noise and dust down. Our neighbors (and their dogs) will thank you. Detailed driving directions and a property map are provided upon booking confirmation.

Is there parking on site?
Yes — ample parking on the property for all guests and vehicles.
